Our clients wanted to add a screened porch or room to the back of their home. The back of the house faces west, so the sun often prevented them from enjoying their existing patio, which included 2 sections. The first was a 12X17 area that was original and had an existing foundation. The rest (to the south side) was a floating slab that had been added later. This presented an opportunity for Eby Exteriors to build a new room on the 12X17 section and leave the floating slab intact.
Budget was a concern for our clients. By using the existing foundation for the new room, we were able to offer considerable savings. Also, we could keep the existing floating slab, which was in good shape. Completely finishing the room would cost considerably more due to the need for standard windows and doors and an HVAC system. The room might then also lose its outdoor feel. A screened porch would be nice, and more cost effective, but would limit the amount of time they could actually enjoy the space.
Our solution was to offer them a screened porch using a product called Eze Breeze, which we are experienced with. This product provides a beautiful look, with options of being completely open, screened, or closed with a rugged clear poly, providing numerous ways to enjoy the space. With a small space heater the room can be enjoyed well into the fall and in the early spring.
For the interior finish we used a vinyl, bead board product that looks beautiful as well as a very nice vinyl plank flooring. We also added skylights, finished inside with Azek PVC panels. The result is a beautiful space that provides numerous options of use for the homeowners. They are delighted.
