Project Background
With their home serving both grandchildren and aging parents, the homeowners wanted a safer, more functional outdoor space. The original second-floor balcony was seldom used, and its spiral staircase posed a hazard while crowding the patio below.
Deck Construction
Because the existing stone patio was in great shape, the Eby team carefully protected it during demolition and construction. The new lower deck followed a similar footprint but was expanded several feet in all directions—creating room for the hot tub area and even incorporating a favorite tree into the design.
A major upgrade included replacing the single door with a 10-foot opening and four-panel glass door, flooding the family room with light and connecting the indoors to the new porch. A continuous step along the porch edge improves safety and flow between levels.
Finishing Details
The roofed structure now provides shade and shelter, with a thermal-modified wood ceiling that’s both durable and beautiful. A single support post preserves the open view, while a hinged deck panel discreetly hides basement access. Finishing details like black-framed doors, gutters, and cable railing complete the porch’s modern, cohesive look.
